Editorial Policy
This page explains who writes the guides on silversidehomebuyers.com, where the facts come from, and how mistakes get fixed. I'm Paras Turakhia, the owner of Silverside Home Buyers, and I'm responsible for what's published here.
Who writes the content
Guides, situation pages and town pages are published under my name. I buy, renovate, rent and manage houses in and around Wilmington, and the pages are meant to answer the questions sellers actually ask me. I'm a buyer, not a law firm or an accounting firm. Unless a page names a reviewer, it hasn't been reviewed by an attorney or a CPA.
How pages are researched
- Primary sources first. Laws, fees, deadlines and procedures come from the source wherever possible: the Delaware Code, county Register of Wills and Sheriff's Office pages, the Delaware Division of Revenue, and city and county code-enforcement offices. Where a page cites a law, fee or number, it links to the source, and many pages end with a Sources list.
- Market numbers carry a date. Figures such as median prices or days on market (for example from Redfin or ATTOM) are stated with the month they describe and a link, because they change every month.
- Worked examples are labeled. When a page walks through example numbers, it says they're an example, not a specific seller's deal.
How pages are reviewed
Pages are researched from official and primary sources, cite those sources, and are reviewed and updated when the underlying law, fee or number changes. We don't publish mass-produced pages that swap in a town name and say nothing new.
What we don't publish
- No made-up reviews, testimonials or "recent closings." If a seller story appears, it's a real deal shared with the seller's permission.
- No paid placements or guest posts.
- No offer amounts or closing timelines we can't actually deliver.
Our interest, stated plainly
Silverside Home Buyers buys houses, so these guides mention our services. They also say when listing with an agent, or another option, would likely net you more. Nothing here is legal, tax or financial advice. Confirm the specifics for your situation with a Delaware attorney, a CPA, or a licensed agent.
Updates
The "Updated" date on a guide changes only when its content changes in a meaningful way, such as a new law, a new fee or fresh market numbers. Fixing a typo or a page layout doesn't change the date.
Corrections
If something on this site is wrong or out of date, please tell me: email info@silversidehomebuyers.com or call or text (302) 525-0787. Include the page address and what needs fixing. If I confirm the error, I'll correct the page and update its date.
