Do you actually buy the house, or list it?

We buy it. We're investors, not a brokerage, and we don't list homes. The one exception is our Fix & List option, where we fund the repairs and you sell on the open market with a licensed agent you choose.

How do you come up with your offer?

We start with what the house would sell for after repairs, subtract the cost of the work, our holding and closing costs, and our margin. You get every line of that math in writing, so you can check it and compare it with an agent's estimate.

Are there any fees or commissions?

No commissions and no fees to us. Any closing costs are itemized in writing before you sign anything.

What if listing with an agent would net me more?

Then we'll tell you. For a house in good condition with time to sell, an agent often wins on price, and we'd rather say so than waste your time. We can also refer you to a local agent or fund the repairs through Fix & List.

How quickly can you close?

As fast as 10 days when title is clear, or up to 60 days if you need time to move. If you need to stay after closing, ask about our cash + rent-back option.

Do I need to clean out or repair anything?

No. Take what you want and leave the rest: furniture, belongings, deferred repairs, even code violations. You sell as-is.

Is there any obligation if I request an offer?

None. You'll get a written number and time to decide. We don't pressure, and we don't sell your information.

Is Silverside Home Buyers the same company as First State Fast Cash?

Yes. We renamed in 2026. Same owner (Paras Turakhia), same phone number ((302) 798-8655), same written-offer process. We dropped "fast cash" from the name because it never described how we work.
