Bear is mostly subdivisions: townhomes and single-family homes from the 1970s through the 2000s, many with HOAs. We buy them as-is, whether the house needs a full update or just a clean-out.
If your community has an HOA, the resale usually needs HOA documents and a payoff of any dues owed. We and the settlement attorney handle that, and unpaid HOA dues can be paid off from your proceeds at closing.
Many Bear homes are reaching the age where roofs, HVAC, water heaters, and windows need replacing, all at once. Buyers with mortgages and their inspectors notice. We don't need a lender's approval, so those repairs don't hold up the sale.
Bear isn't an incorporated town, so county rules apply to permits and code enforcement. If you have open county code violations, we can still buy the house.
When you need a firm closing date, you can choose it anywhere from about 10 to 60 days out.
No repairs, no commissions, no obligation. Pick your own closing date.
Get My Written Offer Call (302) 798-8655If your house is updated and you can wait a couple of months, listing with a local agent will usually get you a higher price. A cash sale makes more sense when the house needs significant work, you need a certain closing date, the property is tied up in an estate, or you're facing foreclosure. Compare both in our cash vs. traditional sale guide.
