Quick answer: If a seller's house won't list well, won't pass a lender's inspection, or needs to close on a fixed date, introduce them to us. We buy as-is in New Castle and Kent County, DE, Cecil County, MD and Delaware and Chester Counties, PA, and we put the math in writing. If the numbers show listing would net the seller more, we say so and send them back to you. Licensed agents: we can pay a referral fee to your brokerage, as allowed by Delaware law and disclosed in writing to everyone involved.

Which listings are a fit for us?

How does a referral work?

  1. Introduce us, with your client's permission. Call or text me, Paras, at (302) 525-0787, or have the seller use the form and mention your name.
  2. I walk the house with you and the seller, or on my own if that's easier.
  3. The seller gets a written offer with the math: after-repair value, repair budget, costs and our margin. You can review it with them.
  4. The seller decides. Delaware sales close at a licensed Delaware settlement attorney; Maryland and Pennsylvania sales close at a licensed title company or settlement attorney. The seller can bring their own attorney.

We're investors, not a brokerage, and we don't list homes. If you represent the seller, you keep representing them; how you're compensated is between you, your broker and your client under your agreement. See how a sale to us works.

Do you send sellers back to agents?

Yes. Our position with every seller is the same: if listing would net them more, we tell them. When that happens on a referral, we send the seller back to the agent who introduced them. Some houses sit in between: with Fix & List we fund repairs up front and the seller lists on the open market with a licensed agent they choose, which can turn an unlistable house into a listing. If a seller you refer chooses Fix & List, we'll coordinate with you on the listing side when the seller wants you involved.

Do you pay referral fees?

Licensed agents: we can pay a referral fee to your brokerage, as allowed by Delaware law and disclosed in writing to everyone involved. We don't pay referral fees to unlicensed people. Silverside Home Buyers is not a licensed real estate brokerage, and Delaware's licensing law is strict about compensation: a licensee who receives any form of valuable consideration tied to a real estate transaction must disclose it in writing in advance to their client and the payor (24 Del. C. §2912(a)(10)), and paying anyone for acts that violate the licensing chapter is grounds for discipline. Brokerages also usually require that any compensation run through the broker. We'll pay nothing that isn't legal and properly disclosed. Talk to your broker before discussing compensation with any buyer.

How do we work with your broker?

  • Every offer is in writing and goes to the seller; nothing is hidden from your client.
  • We're happy to put any arrangement your broker requires in writing before we meet the seller.
  • We don't ask sellers to sign a power of attorney. Delaware's 2026 wholesaling law matters to your clients too: see how to vet a cash buyer, and put us through it.
